When you attune to this mechanical eye, it replaces one of your existing ones, ending your attunement causes the eye to pop from its socket and your normal eye instantly regrows there. This eye grants you advantage on Intelligence (Investigation) checks that rely on sight. In addition, you can use the eye to automatically succeed on an Intelligence (Investigation) check that relies on sight. Once you have used this ability, you cannot do so again until you finish a short or long rest.
